Rental Qualifications & Application Process

Thank you for your interest in leasing a home through Lovejoy Homes Realty. Please review the qualifications and application process before submitting an application.

Our goal is to make the process clear, fair, and efficient for every applicant.

Minimum Rental Qualifications

  • Credit: Minimum FICO score of 550 or above. Scores below this may be considered on a case-by-case basis.
  • Income: Household income should be at least 3 times the monthly rent, with any existing mortgage or rental payments considered.
  • Rental History: Please be prepared to provide the last 3 years of rental history.
  • Evictions: Any eviction within the last 3 years may be grounds for denial.
  • Employment: Applicants must have stable employment or verifiable income.
  • Self-Employed Applicants: Self-employed applicants may be asked to provide the previous year's tax return and 6 consecutive months of bank statements.
  • Background Screening: A background, credit, and eviction screening may be required before final approval.
  • Security Deposit: Security deposit is typically equal to one month's rent and must be received within 24 hours of approval to secure the home.
Submitting an application does not guarantee approval or remove the property from the market. The property remains available until a lease is signed by all parties and required funds are received.

Documents Needed for Initial Review

Please submit the following for each adult applicant 18 years or older:

  • Fully completed Residential Lease Application
  • Copy of driver's license or government-issued photo ID
  • Last 2 pay stubs or proof of income
  • Last 3 months of bank statements
  • Pet photos, if applicable
  • Any explanation or documentation for credit issues, late payments, or past due accounts, if applicable

Each adult applicant must submit a separate application. Incomplete applications may not be reviewed until all required information is received.

Background Check & TransUnion SmartMove Screening

Important: Please do not pay for a background check upfront. We review your initial application and documents first.

If your initial application appears to meet the rental qualifications, and we are ready to process your application, you may receive an invitation to complete a TransUnion SmartMove credit, criminal, and eviction screening.

  • The SmartMove screening fee is $50 per adult applicant.
  • The screening fee is only requested after initial review.
  • We generally do not request payment if another application is already being processed ahead of yours.
  • Final approval is subject to review of the full application, supporting documents, rental history, income, credit, background, and owner approval.

Pet Policy

  • Pets are considered on a case-by-case basis.
  • Pet photos are required with the application.
  • Pet deposit and monthly pet rent may apply.
  • Aggressive breeds may be restricted, including Doberman, Chow-Chow, Pit Bull, and Rottweiler.
  • Approval of any animal is not guaranteed.
  • Assistance animals will be reviewed in accordance with applicable fair housing laws.

Application Process

Step 1: Review the rental qualifications and available property details.
Step 2: Submit a completed lease application and required documents for each adult applicant.
Step 3: Lovejoy Homes Realty reviews the initial application, income, documents, rental history, and overall file.
Step 4: If the application appears to qualify and is ready to be processed, the applicant may be invited to complete the TransUnion SmartMove screening.
Step 5: If approved, the security deposit must be received within 24 hours to secure the home.
Step 6: Lease documents are sent electronically for signatures.
